10 Helpful Tips To Improve Your Self-Esteem

Nov-30-2008
self improvement

Perhaps one of the most important questions in your mind is how to improve your self-esteem.

Here are ten tips on how you can improve your self-esteem:

1 - Increase your self-esteem. Try to come up with a list. What aspects of your self do you really want to change? Work on one aspect at a time. Find out how you are doing before proceeding to another aspect.

2 - Be optimistic. Do not think negatively about where you are right now. Always project self-confidence in where you might end up in the coming days.

3 - Set concrete goals in all your dealings. Write your goals and desires. Consider how people you will be interacting with can help you accomplish your goals. Afterwards make a decision on how you will deal with each person appropriately. Do this regularly and you will see some changes.

4 - Be proactive. Do not wait for things to happen, instead make things happen. Fuel your determination. Let other people know in what aspect they can help you. Success comes to individuals who get down to business.

5 - Make each person feel that he is significant. Eventually, you will see amazing results.

6 - Expand your social networks. Join social clubs or organizations. In effect, more contacts will be added to your list of friends. Social contacts can give you an assurance that you can depend on others in times of crisis.

7 - Learn a sport or hobby. Indulging in sports or hobbies can help improve your self-confidence. Likewise, it can help you maintain good health. Good health leads to a sound body and a healthy mind. A sound body and a healthy mind play a major role in improving your self-esteem.

8 - Enroll in self-improvement classes. If your main problem lies in not knowing where to begin, attending classes or seminars on self-improvement can provide you with step by step knowledge on how to improve your self-esteem. If that proves too burdensome to you, you may also read some books on self-esteem. There are also plenty of CDs and tapes focusing on the topic of self-help that you may want to consider.

9 - Have a change in atmosphere. If the current environment you are living in causes you to have low self-esteem, consider moving to another location. You may also want to do some changes in your current environment. A change in environment can provide you with several benefits. It can add versatility to your personality and more importantly, it can contribute in changing the way you look at your self.

10 - Be contented and happy. Failures and disappointments can result to low self-esteem. When your goals and objectives are not met, chances are you get frustrated and you become negative about your capabilities. Being contented and happy may fuel your determination to succeed. Determination may help in boosting your self-esteem.

Improving self-esteem does not happen in a wink of an eye. It would take a while before you notice some changes happening. The process will go beyond tips and pointers that you read in books or internet. It requires constant practice to see some improvements.
In the end, you will realize that an improved self-esteem will benefit you in all aspects of your life. You will experience change in your relationships with your family, dealings with friends, and more importantly, improvement of yourself.

Meeting the Challenge of Remaining Positive

Productivity Skills

When asked what the secret to the success of her business was, Lucy Garrighan, president of Business Alternatives Inc., replied:

“I guess it is always remaining positive about what you are doing and working hard. If you believe you cannot fail, [then] most likely you won’t, and working hard goes along with this. I think it is so true that ‘the harder you work the luckier you are!’ We all get frustrated with difficulties, but I really believe that if you want to find the rainbow, [then] you have to put up with a little rain now and then.” Garrighan adds that she constantly reminds herself that “it could always be worse.” (Imprints of Success, by Amy Yard, September 2001 e-magnify.com)

Her answer inspired me to write about the value and importance of remaining positive while running your small business.

As entrepreneurs, it’s easy to get discouraged. The tricky thing about being positive is that it’s an attitude, not a feeling. It’s a state of mind that is self-induced. Yes, that right! YOU have control over whether you have a positive attitude or not. It has nothing to do with what happens to you (go to a cancer ward in your local hospital, and you’ll understand what I mean). How often do you hand that control over to someone — or something — else: Family, friends, clients, colleagues, or your bank account?

The truth is, you can allow yourself to let these external factors control you, usually causing a negative attitude, or you can CHOOSE to achieve and sustain a positive outlook. How? I believe it must be cultivated and learned. Here are 3 ways I’ve learned to keep a positive attitude:

- Surround yourself with positive things and positive people. Read a motivational book for 20 minutes each morning. Use positive affirmations. Write in a gratitude journal at the end of the day. Surround yourself with positive people that encourage you to be your best self. Set very strong boundaries with chronically negative people; protect yourself and send a message to them that you care enough about yourself to avoid negativity.

- Change your language. Instead of saying how you CAN’T do something, find ways you CAN. Speak of your less desirable personality traits in the past (“In the past, I have tended to be negative.”). This is a powerful tool, but in order for it to work, you can’t fake it. For a shift to occur, what you say must be authentic and true, just said in a positive way. This takes effort, but in time, you’ll find that you do this automatically.

- Turn a negative experience into a learning experience. There is always something good to be found in a negative situation. Search for and draw your attention to the positive. Instead of berating yourself after making a mistake, learn from the experience and move on. What did you learn about yourself or your business? What skills did you develop?

If you’re absolutely stuck in negativity and feel there’s no way out, ask a friend or hire a coach to help you gain the right perspective, get support and brainstorm together to find a resolution.

A positive attitude rubs off and clients will notice. The same is true if you’re negative, and no one likes being around someone negative. Positive people seek those who are positive, so ask what kind of people do you want to attract (or repel)?

The effort is well worth it. You’ll enjoy higher productivity, better relationships, better health and you’ll be happier.

Remember: You’re Hiring Them to Work for You, not to Date you

In an earlier article where I discussed the hiring of sales professionals, I stated that if you are a hiring manager with a lot of “pet peeves” when it comes to other people and their personalities then you need to be sure and take those factors into consideration when making a hiring decision. My reasoning was that it’s usually the small, seemingly insignificant foxes that spoil the vines. Remember Rob Schneider from Saturday Night Live, the annoying “Making copies!” geek? (That five-minute sketch gets on my nerves–I can’t imagine listening to a guy like that on a daily basis.) In personal relationships, those things you thought were odd or funny (in an irritating sort of way) about your mate when you first met can eventually become deal-breakers down the road. Until recently, I didn’t see a lot of distinction between personal and professional relationships.

We’ve heard people say “Hey, nothing personal, it’s just business,” meaning that I can screw you in the boardroom but afterwards we can go have few drinks, laugh it up and you won’t hold it against me that I made you look incompetent in order to cover my own backside (this pretty much sums up Donald Trump’s “The Apprentice” in case you’ve never watched it). Personally, my powers of “compartmentalization” are not that advanced. I have a real problem being friends with someone I do not trust or respect. However, when making a hiring decision, should we evaluate job candidates using the same set of criteria we use to determine whether or not we want to be friends with someone? If we’re talking about trust and respect, then absolutely–without question, but my experience in the recruiting industry has shown that all too often candidates are being eliminated and even worse, considered for positions based on the hiring manager’s insignificant, personal biases.

When I think back to the handful of employees that have been terminated at our firm over the years, what stands out in my mind are those characteristics that bothered me when we first met: the weird sense of humor, the lack of eye contact, the liberal interpretation of “business casual.” Surprisingly enough, none of those factors weighed in my decision to fire them; it simply came down to performance issues (or lack thereof). Now it could be argued that those small “personality flaws” (according to me) were the warning signs of future behavior. But I now realize that ignoring my gut instinct was not what led to the error in judgment. The bad hiring decisions were made because I chose to overlook the lack of documented experience and chose not to thoroughly investigate their track record simply because I was desperate to fill the position. On the other hand I’ve hired and worked alongside many individuals over the years that have excelled in their positions and we’ve not had to be the best of friends for them to do so.

During a recent, exhaustive search for a Business Development Manager, a client eliminated a highly qualified candidate because he had, and I quote, “an uncomfortable laugh.” What exactly is an uncomfortable laugh, I asked (I didn’t recall “endearing laugh” as being part of the original job description). “Nice guy, but I can foresee our clients being put off by the guy when he starts that laugh.” Seriously? What about the fact that he’s been in your industry, calling on the exact same prospects your company calls with a verifiable, documented record of success (with the W-2’s to back it up) for the last 8 years? “Nah, let’s keep looking.” In hindsight, this really should not have come as a surprise to me considering the fact that this particular candidate’s disqualification was preceded by candidates who were removed from consideration due to the following reasons: lack of excitability, a smoker’s cough, a presumptuous attitude, too technical, over-qualified, over zealousness and overly inquisitive. Eight candidates, each one highly qualified and experienced; eight eliminations—and not a single one based on the candidate’s background or track record of performance. Had this been a contingent search I probably would have hung it up after the “smoker’s cough” explanation, but this was a retained search and throughout the entire process the client insisted he was anxious to fill the role.

As an outside recruiting consultant, I would like to believe (or at least hope) that everyone involved in the hiring and decision-making process has the best interest of the company at heart and that they’re not allowing their own personal agendas to influence their decision. For example, if a retiring executive is involved in the process of identifying his successor my hope is that he would want to see the most qualified candidate in the job, not the one that’s going to make everyone in the company long for the days of the old regime. And while this was not the situation with the client just described, the fact remains that this particular hiring manager bypassed numerous potentially valuable employees because he placed his own personal biases ahead of the company’s objectives. I’ve talked to recruiters and hiring managers alike that say they can determine whether or not a candidate is a good fit for a particular position in the first five minutes of the face-to-face interview.

That may be true if the candidate’s resume does not indicate a documented track record of success that would lend itself to the new position. So whatever criteria the hiring manager/recruiter is using to evaluate the candidate against in those first five (apparently insightful) minutes doesn’t make a difference to begin with. The interview itself was not warranted, so why did the hiring manager/recruiter even bother conducting the interview in the first place? It’s most likely due to the fact that they are overlooking the lack of experience (possibly due to lack of available, qualified candidates) in the hopes they’ll find someone with whom they immediately establish rapport and will feel confident that the candidate’s personality and enthusiasm will make up for their lack of firsthand experience. Is it possible to find successful, long-term employees using this system of evaluation? Sure, anything is possible, but if we’re playing the percentages you stand a significantly better chance of securing a valuable, high-performing team member by focusing your attention on their history of accomplishments rather than questioning their choice of black slacks with navy blue socks.

Lead With your Product

Nov-30-2008
Organization

You have seen the ads: Join now and you will make over $5,000 per month with virtually no work or We will build your down line for you. Or have you heard this one: Six figure network marketing expert will teach you how to earn a six figure income in XYZ Company.

Each of these ads is promoting a business opportunity. The opportunity is the main theme of the ad. The product, if mentioned at all, is a secondary concern.

Ads that stress products are completely different. They tell you of the benefits of a product or service, stressing how using the product or service can change your life. Often the opportunity is not even mentioned in the ad.

What do you do when you tell someone about your networking business? Do you tell them how much you are making, or perhaps how much the golden diamond above you is making, or do you tell them about the products and what they have done for you?

Which of these two ways you use to approach prospects will make a tremendous difference in the future results of your networking business. Those who use the opportunity approach can build a large organization fairly fast. Leading with the product or service may take longer. However, the strength of the organization will be much stronger by leading with the product.

A tree that grows very fast has soft wood. It is easy to damage or destroy. A tree that grows slowly has a hard wood. It is much harder to damage or destroy a hard wood tree. Also, the slow growing hard wood tree will generally live much longer than the fast growing soft wood tree. Do you want your network organization to be like the hard wood or the soft wood tree?

When you lead with your product or service, your prospect will join based on your personal testimonial. If they use the product and like it, you then have a strong member in your organization. They are using the product and will likely continue to use it for a long time. Some of them will also participate in the opportunity, and some will be satisfied just using the products. Either way, they should be a fairly solid member of your organization. And they will probably follow your example and also lead with the product.

When someone joins your program based on the opportunity, they immediately have an expectation of what they will make. Usually that expectation is unreasonably high. They will also lead with the opportunity and recruit opportunity seekers.

Most of those that join based on the opportunity, will become frustrated after a few months because they are not making all of the money that they expected. Then they will hear of a new opportunity and will jump ship. Each time this happens your organization unravels some. Every time someone quits, others wonder why and some of them may also decide to quit. You keep getting holes in your organization, which results in an unstable organization, and its gradual collapse. Eventually you will also get frustrated and quit. In the meantime, the person that is leading with the product will slowly be building a strong organization.

Interesting Aspects of Multiple Sclerosis

Nov-30-2008
Memory Improvement

Multiple sclerosis is an inflammatory disease that affects the central nervous system. Considering the fact that the disease involves dysfunctions at the level of the nervous system, multiple sclerosis can generate a wide spectrum of symptoms. In the absence of an appropriate medical treatment, multiple sclerosis can aggravate over the years, causing irreversible damage to the entire organism. Multiple sclerosis is mainly manifested through states of pronounced fatigue, body weakness, poorly coordinated movement of the body, poor balance and muscle pain, numbness, weakness or spasms. In later stages of the disease, multiple sclerosis can generate decreased vision, inaccurate and slow perceptions of external stimuli, mental confusion, poor concentration and even short-term memory loss. Another common feature to people who suffer from multiple sclerosis is depression. Statistics indicate that more than 75 percent of people affected by multiple sclerosis also suffer from depression.

As indicated by statistics, there are around 2 million people affected by multiple sclerosis worldwide, and their numbers are continuously rising. In the United States alone, there are around 350.000 reported cases of multiple sclerosis. For some reason, this form of neurological disease mostly affects young people. Multiple sclerosis has the highest prevalence in people with ages between 20 and 40, and the disease is rarely developed by people at more advanced stages of life. Another interesting aspect of multiple sclerosis is that it tends to affect mostly women. Although multiple sclerosis can also be developed by men, the disease is very common in women.

Multiple sclerosis involves an inflammatory process at the level of the nervous system, causing a destruction of myelin, a very important substance that surrounds the nervous cells of the body (neurons). Myelin has a vital role in the transmission of nervous impulses between neurons, establishing connections between the central nervous system and the rest of the body. When myelin is damaged, the transmission of electrical impulses between nervous cells is perturbed, considerably slowing down the body’s response to external stimuli. Destruction of myelin can lead to serious dysfunctions of the nervous system, causing various abnormal neuropsychological manifestations.

Multiple sclerosis is diagnosed upon various criteria. External manifestations of the disease are not sufficient in diagnosing patients with multiple sclerosis. Therefore, the process of diagnosing multiple sclerosis often involves analysis of the nervous cells’ integrity (especially the integrity of the myelin), blood tests and a careful examination of patients’ neurological manifestations.

Once patients are diagnosed with multiple sclerosis, they are prescribed an appropriate medical treatment. Through the means of medical treatments, specific therapies and lifestyle changes, people who suffer from multiple sclerosis can gradually experience an amelioration of their symptoms. Appropriate diet, healthy sleep patterns and minimal stress conditions greatly contribute to an improvement of the overall condition of people with multiple sclerosis. If multiple sclerosis is timely discovered, the medications and therapies available today can overcome the damage caused at the level of the nervous system and patients with the disease can be successfully recovered from the disease.

Guitar Practice Techniques

Nov-30-2008
Brain Training

Have you spent months and months or possibly years practicing the guitar only to realize that you’re barely any better now then when you first started? After all of your practice time do you have at least one song that you can play all the way through fairly well? Or do you have a collection of songs none of which you can play very well other than bits and pieces of it? If so, this can be remedied if you have a desire to succeed.

The inability to play even the simplest of songs scales or licks can be summed up in three things:

Not understanding how the brain learns something new
Improper practice techniques
Lack of concentration

Lets take the first one. Not understanding how the brain learns something new. Whenever we begin to learn something new our brain develops a pathway for that new information. The more you reinforce that new thing the more ingrain that pathway becomes, to the point that whatever we learn becomes second nature to us. Early in our lives we learned to walk. Since then we have done it so much that we long ago stopped thinking of how to do it. In other words we just do it.

But lets say we want to alter the way we walk. In other words instead of walking left foot right foot, left foot right foot, and so on, we want to walk two lefts then one right then two rights and then one step back with the left foot and so on an so forth. It should be easy, right! Besides we have been walking for twenty or thirty years it should be a piece of cake. But it’s not because we’re asking our mind to do something we have been doing most of our life in a different manner. So we have to go at it in basically the same manner as when we were learning to walk. By making mistakes, trial and error.

Learning to play the guitar is the same way. Most of us can move our fingers (of our fretting hand) in all sort of ways. We can move them fast or slow. Two or three at a time or each one individually. So why can we not just grab a guitar and go to town with it? Because we are requiring them to move in a prescribed manner rather then in a series of random movements. Therefore we must start the learning process once again. Which leads me to our second point. Improper practice techniques.

Improper practice techniques are the second thing that cause a person not to progress with their guitar playing. What is the proper technique? The first is to start very slow. The second is go slower than you can stand. The third is to go so slow people watching think you have fallen asleep. Why? Because to many people practice faster then their mind can record it. Let me say that again. Many people practice faster then their mind can record what they are doing. You must first put in your brain a perfect pathway for the thousands of repetitions you will be performing for just one movement.

Let me give you just one example. Put your first finger on the first string eighth fret. We will perform a very simple movement. Your third finger which should be dangling in the air will come down on the first string tenth fret. Easy right? But I am willing to bet that many don’t do it perfectly. That’s the key to playing like a pro. To not only look relaxed while you’re doing it but making it sound perfect. That’s where slow comes in. You must play a guitar like your reading a book. And how do people who read well read. A person who reads well looks at the word ahead of the one they are reading. This allows for you to read smoothly (without breaks between words) and fluently (smoothly at the desired speed.).

You must do the same with the guitar. While your first finger is on the first string at the eighth fret you pick the string. At the same time you pick the string your eyes are already looking at the tenth fret preparing the way for your third finger. At that moment you are training your mind in what it should do. Instead of your fingers flailing about with no reason, you’re instructing your mind what to tell your fingers what they should do. And however and whatever you tell your mind what you want it to do, it will do it. And once it is in your mind, then with much practice it will become second nature. If you practice with a perfect style you will play perfectly. If you practice in a sloppy manner you will play sloppy. This leads me to my last point. Lack of concentration.

If you do not concentrate while you are practicing you will not be laying a pathway in your mind. Lack of concentration will cause your progress to be slow. What will greatly increase your abilities almost overnight is a metronome. This beeping wonder will do this. You will be forced to listen to the beep which will force you to think about where your finger is going. Hence, it helps with your concentration. I always start at 60. At 60 you have a lot of time between beeps to know ahead of time where your next note is, what finger you will use, and the shortest path there.

My best advice would be to fill your practice session with scales in the type of music you will most likely be playing. Start out at 60 and even if you can go faster resist the urge to do this. Force yourself to go the slow speed. Continue at this speed until the sound of each note is perfect. The movement of your hand glides smoothly over the fretboard. And your arms, hand and body are all relaxed.

If you follow the advice in this article you will in just a very short time notice a considerable difference in your playing. Remember. Play slow. Know what your next note is before you play it. Use a metronome. And above all relax and concentrate.

The New Edge in Manufacturing

Nov-29-2008
Productivity Skills

A shop floor operator is tasked with assembling a landing gear for an infrequently ordered aircraft. After finding the work instructions and schematics, he cautiously begins the assembly. However, due to lack of familiarity and unclear visual examples, he breaks a critical component. The result is trashed landing gear and increased cycle time.

On the other side of the country, a Global 2000 company plans to roll out a new drilling system across multiple manufacturing locations in different countries. How can they provide operator training before they ever hit the plant, and jump-start production deadlines?

There are many challenges facing manufacturing organizations today. Complex and infrequently performed tasks don’t allow sufficient practice to maintain skills, and just-in-time access to reference materials and subject matter experts may not be possible all the time. The result is often delayed repair and maintenance cycles, longer equipment downtime, increased costs and lost productivity.

Unless more effective training can be provided to shop floor workers, and better reference materials are made available on the ground, these issues will continue to present some of the biggest challenges, and opportunities, to manufacturers everywhere.

Fortunately, there is now a significant opportunity for improvement. 3D Interactive Knowledge Objects (3KOs) can address many deficiencies on the shop floor, and have been shown to deliver an ROI of between 49% and 212% in real world applications.

In his report, Assessment of Emerging Interactive 3D Solution for Post-Design Applications, industry analyst & consultant Clark Aldrich (formerly research director at the Gartner Group) concluded that using 3D Knowledge Objects, training on complex equipment can be delivered with twice the efficiency, effectively cutting training time in half while enhancing the learning experience and knowledge retention among students. And due to their light weight, 3KOs are deployable on common computers, providing users on the shop floor with instant access to instruction materials, procedural animations and references, whenever and wherever they need it.

The Knowledge Object solution is a new trend being applied in the defense and related manufacturing sector to maintenance training applications, to accelerate training, shorten time-to-proficiency and, enable first-time-right repairs in the field.

In the defense industry, 3KOs are being used in a range of scenarios, including:

1. Classroom: Whether embedded into PowerPoint or used on their own, 3KOs provide trainers with a powerful instructional aid that can simplify complex topics, accelerating student comprehension.

2. Laboratory: Unlike traditional hard trainers, on which students have limited time and often must share, 3KOs allow students to learn at their own pace, and watch and practice procedures repeatedly until the knowledge is retained. Virtual equipment delivers a more realistic experience to students. Students can view and interact with the virtual equipment in its entirety, rather than trying to learn procedures using individual equipment parts arranged on a board.

3. Workshop/Hangar: Hands-on time with the live equipment is an essential part of training that cannot be replaced by 3KOs. However, because there are almost always more students than live equipment, often more than 20 students per machine, 3KOs can be used in the workshop and hangar to give students something to practice with, while waiting for their turn with the live equipment.

Now Knowledge Objects can bring similar benefits to manufacturing by:
– Providing technicians with on-demand access to a fully interactive 3D knowledge base, allowing them to perform procedures correctly the first time, and improving productivity;
– Capturing and organizing complex equipment information from multiple, disparate sources within a single repository, and realizing increased production uptime through faster procedures; and,
– Augmenting work instructions with Knowledge Objects, which contain animated procedures, part properties, and links to external reference materials, and can be easily deployed on common desktop, laptop, and tablet PCs.

In manufacturing, the opportunity to draw on the benefits of interactive 3D Knowledge Objects can be achieved relatively faster than in many other sectors, by leveraging the organization’s available 3D CAD data and other digital reference materials.

Available 3D data makes the creation of Knowledge Objects, which are the basis of the solution, easier and quicker. Applications are available to transform industry-leading CAD and interchange formats into Knowledge Objects, typically in a matter of minutes, depending on the complexity of the files.

Once converted to NGRAIN 3KOs, models built with the 3D data cannot be reverse-engineered, protecting the underlying intellectual property.

Organizations that do not have access to 3D data can leverage the professional services of their solution provider to create 3KOs using proven modeling techniques and methodologies, in a relatively short time.

Once a 3KO is rendered into the NGRAIN format, related product knowledge is embedded into the various components of the 3D equipment. This knowledge can be in the form of hyperlinks to existing digital reference materials including Adobe Acrobat documents, Microsoft Office files, photographs and technical illustrations, and Web pages.

Procedural animations can also be created and incorporated into the 3KO, along with voice instructions, to help demonstrate procedures in a more easy-to-understand, easy-to-remember fashion.

A 3KO can then be distributed throughout the organization either through a LAN network, via e-mail or other preferred methods.

Training program managers and instructors can then incorporate the 3KOs into courseware, html pages or e-work instruction material.

Additionally, 3KOs can be integrated into an existing PLM or shop floor management pipeline.

In summary, some of key benefits of the Knowledge Object solution for manufacturing include:

Improved Production Performance Rates – 3KOs provide technicians with on-demand access to a fully interactive 3D knowledge base, allowing them to perform procedures correctly the first time, which directly impacts productivity on the shop floor.

Reduced Equipment Downtime – Complex equipment information from multiple, disparate sources can be captured and organized within a single repository, helping the organization to realize increased production uptime through faster maintenance procedures.

Improved Effectiveness of E-Work Instructions – Augment work instructions with Knowledge Objects, which contain animated procedures, part properties, and links to external reference materials, and that can be easily deployed on common desktop, laptop, and tablet PCs.

Knowledge Objects, easily created by users of everyday computers, without the need for programming or scripting – can give manufacturing organizations a new edge in today’s global and highly competitive economy. 3KOs are the underlying foundation for reduced production cycle times, improved product quality with less waste, and increased profitability.

Loans: Various Kinds, But Which One Can Help You

Whether you want to buy a home, finance your education or redo your house, there are many kinds of loans that can help you achieve your goals. Here is a helpful loan guide to introduce some of the most common loans available today.

Bad Credit Personal Loan

A Bad Credit Personal Loan is a loan ideal for people bad credit ratings. Your past record of County Court Judgments, mortgage or other loan arrears can live on to deny you access to finance that other people regard as normal.

If you own a home and have equity in your property, a Bad Credit Personal Loan can bring control back to your life. Secured on your home, a Bad Credit Personal Loan can give you financial freedom.

With a Bad Credit Personal Loan you can borrow up to 125% of your property value in some cases, which can help you.

Bridging Loan

When you need a loan to “bride” the financial gap between monies required for your new property completion prior to your existing property having been sold, a bridging loan can help.

Bridging loans are short-term loans arranged when you need to purchase a house but can’t arrange the mortgage for some reason, such as there is a delay in selling your current home.

A useful factor about bridging loans is that a bridging loan can be used to cover the financial gap when buying one property before the existing one is sold.

A bridging loan can also be used to raise capital pending the sale of a property.

Bridging loans can be arranged for any sum and can be borrowed for periods from a week to up to six months.

Similar to a mortgage where the amount borrowed is secured on your home, the bridging loan advantage of a mortgage is that it attracts a lower interest rate.

While bridging loans are convenient, the truth is that the interest rates can be very high.

Business Loan

Designed for an array of startup business needs including the purchase, refinance, expansion of a business, development loans or any type of commercial investment, a business loan helps startup businesses.

These loans are generally available at really competitive interest rates from leading commercial loan lenders.

A business loan can be secured by all types of business property, commercial and residential properties.

These loans can offer up to 79% LTV (Loan to Valuation) with variable rates, depending on status and how long the term is.

Business loans are usually offered on Freehold and long Leasehold properties with Bricks and Mortar valuations required. Legal and valuation fees are payable by the client.

Car Loan

There are basic types of car loans available are Hire Purchase and Manufacturer’s schemes. Hire purchase car finance is arranged by a car dealership, and in essence means that you are hiring the car from the dealer until the final payment on the loan has been paid, when you receive ownership of the car, usually through a deed.

A Manufacturers’ scheme is a type of loan that is combined and advertised by the car manufacturer and can be arranged directly with them or through a local car dealership. You will not own the car until you pay back the loan in full, and the car could be repossessed if you didn’t pay your bills.

Cash Loan

Cash Loans are also known as Payday Loans, and these loans are ideal for people who hold down jobs who find themselves in a situation where they are short of immediate funds.

A Cash Loan can assist you in this situation with short-term loans, which is useful.

Loans are repayable on your next payday, although it is possible to renew your loan until further paydays down the road.

To apply for a Cash Loan you have to have a job and a bank account with a checkbook. A poor credit rating or debt history is initially not a problem.

Debt Consolidation Loan

Debt consolidation loans can give you a fresh start, allowing you to consolidate all of your loans into one simple loan, which will give you just one easy-to-manage payment, and in most cases, at a lower rate of interest.

These debt consolidation loans are secured on your home and can sweep away the pile of repayments to your credit and store cards, HP, loans and replace them with one, low cost, monthly payment that is calculated to be well within your means.

With a Debt Consolidation Loan, you can borrow up to 125% of your property value in some cases, which depends on the lender.

This type of loan can reduce your interest costs and monthly payments. Finally, you can get your life back in control.

Home Loan

A Home Loan is a loan secured on your home. You can unlock the value tied up in your property with a secured Home loan, and many people choose to do so with this kind of loan.

The loan can be used for any purpose you wish, and is available to anyone who owns a home. Home loans can be used for home improvements, buying a new car, taking a vacation, paying of credit cards and debt consolidation.

Home Improvement Loan

A Home Improvement Loan is a low-interest loan secured on the property you own, and is only for homeowners.

With a Home Improvement Loan, you can borrow money with low monthly repayments.

The loan can be repaid over any term between 5 and 25 years, depending on your available income and the amount of equity in the property that is to provide the security for the loan. You need to talk to your lender about that aspect.

A Home Improvement Loan can help you with installing a new kitchen, bathroom, extension, loft conversion, conservatory, landscaping your garden or purchasing new furniture. You can even use it on non-house expenditure like a new car or repaying credit card or other debts, which makes it convenient and useful for multi purposes.

Home Owner Loan

A Home Owner Loan is a loan secured on your home that you own. You can unlock the value tied up in your property with a secured Home Owner loan. The loan can be used for any purpose, and is available to anyone who owns their home. Home owner loans can be used for any purpose such as, home improvements, new car, luxury holiday, pay of store card or credit card debt and debt consolidation.

Payday Loan

Payday Loans also known as Cash Loans are arranged for people in employment who find themselves in a situation where they are short of immediate funds.

A Payday Loan can assist you in this situation with short-term loans to help you get through tough financial times.

Payday Loans are repayable on your next payday, although it is possible to renew your loan until subsequent paydays. To apply for a loan you have to be employed and have a bank account with a checkbook. A poor credit rating or debt history is initially not a problem.

Personal Loan

There are two categories of personal loans: secured personal loans and unsecured personal loans – See individual titles below. Homeowners can apply for a Secured personal loan (using their property as security), whereas tenants only have the option of an unsecured personal loan.

Remortgage Loan

To help you change your mortgage rate without moving, you may want to look into getting a remortgage loan. Remortgaging is the process of switching your mortgage to another lender that is offering a better deal than your current lender. This process is done to help you save money. A remortgage can also be used to raise additional finances by releasing equity in your property.

You can borrow money and rates are variable, depending on status.

Secured Loan

A secured loan is a loan that uses your home as security against the loan. Secured loans are suitable for when you are trying to raise a large amount; are having difficulty getting an unsecured loan; or, have a poor credit history. Lenders can be more flexible when it comes to secured loans, making a secured loan possible when you may have been turned down for an unsecured loan. Secured loans are another option if you need a new car, or need to make home improvements, or take that vacation. You can borrow any amount of money and repay it over any period from 5 to 25 years. You can choose a monthly payment that fits in your current circumstances and makes life easier on you.

Secured Personal Loan

A Secured Personal Loan is another useful type of loan that is secured against property. Secured personal loans are suitable for when you are trying to raise a large amount; are having difficulty getting an unsecured personal loan; or, have a poor credit history. Lenders can be more flexible when it comes to Secured personal loans, making a Secured personal loan possible when you may have been turned down for an unsecured personal loan. Secured personal loans are also worth considering if you need a new car, or need to make home improvements, or take that luxury holiday of a lifetime.

You can borrow any amount you need with a secured personal loan and repay it over any period from 5 to 25 years.

Student Loan

For students in college, a student loan is used to help students fund the cost of their education. Applications are made through a private institution or the government. A student loan is a way of receiving money to help with your living costs when you’re attending college. You start paying back the loan once you have graduated, provided your income has reached a certain level.

Tenant Loan

A tenant loan is an unsecured loan that is given to people that do not own their own property. A tenant loan is always unsecured because in most cases, if you are renting an apartment, you do not have an asset against which you can secure your loan. Tenants sometimes find that some loan companies will only lend money to homeowners, which can be frustrating. If you are a tenant you need to look for a company, bank or building society willing to give you an unsecured loan.

Unsecured Loan

An unsecured loan is a useful personal loan where the lender has no claim on a homeowner’s property should they fail to repay. Instead, the lender is relying solely on the ability of a borrower to meet their loan borrowing repayments. Because you not securing the money you are borrowing, lenders tend to limit the value of unsecured loans to protect themselves.

The repayment period will range from anywhere between six months and ten years, depending on the lender. Unsecured loans are offered by traditional financial institutions like building societies and banks but also recently by the larger supermarkets chains.

An unsecured loan can be used for almost anything you may want, from a vacation to buying a new car, funding a wedding or adding on home improvements.

An unsecured loan is ideal for those who do not own homes and cannot obtain a secured loan for example; a tenant living in rented accommodation.

Unsecured Personal Loan

An Unsecured personal loan is a useful personal loan that happens when the lender has no claim on a homeowner’s property should they fail to repay. Instead, the lender is relying solely on the ability of a borrower to meet their loan borrowing repayments.

The amount you are able to borrow with this type of loan can vary. The repayment period will range from anywhere between six months and ten years. An Unsecured personal loan can be used for almost anything – a luxury holiday, a new car, a wedding, or home improvements.

An Unsecured personal loan is ideal for people who are not homeowners and cannot get a secured loan. For example, this is a good program for renters.

Finding a Vet for your Puppy

Nov-29-2008
Organization

This article will assist you with finding a vet for the newest member of your family.

One of the most important requirements in selecting a vet for your new puppy is communication. You need a vet that will speak to you, not down to you as if you were not intelligent. Your puppy’s health depends on you and you need to feel comfortable with this vet. Does the vet take time to answer all your questions or are they in a hurry to go on to the next patient? Does the vet speak in medical jargon or do they explain procedures, conditions and treatment options in layman’s terms? It is very important that you understand your puppy’s health conditions and treatment options so you can decide what is best for your animal.

If you are a new pet owner or have just moved to a new community it may take a few days or weeks to find a vet. Asking for recommendations from friends that have dogs, breeders or local breed groups may assist you in your search for a vet. Please keep in mind that a vet that does marvelous with your neighbors toy poodle may not be a perfect fit for your little Rottweiler puppy that grows up to weigh 120 pounds. Make sure the vet is comfortable with your puppy as well as your puppy being comfortable with the vet.

Finding a well established vet who offers on site lab work ups and x-rays are a plus. If lab work has to be sent to an outside facility, it usually means the cost is more and there may be a delay of receiving the results. This may not be the case, so it would be wise to discuss this with the vet or office personnel before making any decision. Cost of vet care may vary with area and the office set up of the vet. Before you decide on the vet who will take care of your puppy please consider all of the following:

• Will I be able to make a same day appointment to see the vet?

• Does vet offer 24 hour emergency services or are they affiliated with animal hospital in the immediate area?

• Is vet’s office clean?

• Is the staff friendly to you and your animal?

• Are the technicians licensed?

• Does vet have a fee schedule that you may have?

• Is pet insurance accepted?

• Does vet accept credit cards and does vet have payment plan?

• Does the vet answer all your questions and not rush you out the door?

• Does the vet make referrals to specialists? If so, is the specialists close by?

Finding a vet for your puppy is the same as finding a doctor for yourself. You want someone who is qualified and caring. No matter how qualified a doctor is in his/her field, you would not go to them if they were rude and uncommunicative. Once you decide on a vet, take your puppy in for a check up. The vet will let you know what shots your puppy needs and if they need to place your puppy on preventive heart worm medication or flea preventive medication. Make sure you get all the shots for your puppy and follow the schedule the vet gives you. There are certain shots that will be given to your dog through out his life.

After two or three visits to the vet you should know if your puppy is happy to see the vet and if you feel comfortable. If there are any concerns, you should bring this to the attention of the vet or office staff. If you feel uncomfortable you always have the option of finding another vet. Remember it is you and the vet working together that will keep your puppy healthy and happy.

The cost of veterinary care is on the rise just like medical care for humans. Also with all the new advances in vet care our furry friends are able to live longer healthier lives. It would be advisable to have pet insurance on your new family member and belong to an organization like PetCare RX for all your prescription and non prescription items.

Balance Your Checkbook And Golf Swing

Nov-29-2008
Memory Improvement

We all search for it. Balance in our daily lives. Balance while
riding a bike. Politicians are always debating a balanced budget
in Washington, and most of us could use a little balance in our
checkbooks. Balance is a term used in golf quite often as well.
It’s a “buzzword” and almost a cliché when it comes to the golf
swing. I am sure you have heard numerous times from swing
coaches that “you have to stay balanced when swinging your
club.” Others phrases that I hear when we talk about golf and
balance are the following: “When it comes to a sand shot, dig
your feet into the stand so you can stay balanced,” “If the ball
is on an uphill lie and above your feet, make sure you swing
through the ball, and stayed balanced,” and “Stay balanced when
hitting the driver and get to the finish position in perfect
balance.” The list could go on and on, and I am sure all of you
could probably add to the short list above.

Two questions always arise in my mind when I hear the word
balance in association with golf: 1) what does balance exactly
mean, and 2) how do I create balance in my golf swing? I am
guessing quite a few of you have these same questions, or
similar ones, when you talk about the subject of balance in
relation to the golf swing.

I am going to answer both of these questions. We will first
define balance and its relation to the golf swing. Secondly, we
will discuss how you develop the balance capacities of your body
in relation to the golf swing. So without further ado let’s get
started.

What is Balance?

This is a really great question and the perfect way to begin. So
let’s hear it! What is the definition of balance? Think about it
for a minute and then write down a couple of your answers. I
understand that this is not the easiest question to answer
(trust me, I have asked it plenty of times), and it is okay if
you are not able to create a good working definition of balance
(that’s part of what we are going to do with this article).
Okay, time is up, what did you write down?

Well, let me tell you some of the replies I have received for
this question and we will take if from there. Here are just a
few that I hear: “head over your belly button between your
feet,” “swinging a club on the correct path,” “knowing where
your body is in space,” and “kinesthetic awareness.” All of
these answers are somewhat correct, but none of them gives us a
good sound understanding of what balance really means.

The definition of balance is simply the ability to control your
body during movement. Sounds pretty simple, does it not? It
really is when you think about it, but let’s break this
definition down so we understand it completely. Starting with
the first portion of the definition: “the ability to control”
means what? Well, it is probably easiest to imagine what “out of
control” looks like. Take the mental image of a racecar crashing
into the wall. We could describe the car as out of control. Now
take the flip side of this, and what would this car look like if
it were in control? It would probably zoom around the track
without hitting anything. The body is the same; if your body is
out of control it will, in a sense, crash or fall over. If the
body is in control, then it performs whatever movement you are
asking of it without “crashing.” Take the example of a toddler
running. Sometimes they get going so quickly that they get out
of control and fall over. Other times they stay in control and
are able to run.

Moving onto the second part of the definition: “your body.”
Pretty easy concept to understand, don’t you think? Your body
includes your torso, head, arms, legs, and anything attached to
the arms or legs, like a golf club. Up to this point we can put
together the first two parts of the definition and summarize it
as: the body (including your arms, legs, torso, head, and golf
club) must be under control. Let us add the final part of the
definition into the mix to complete our understanding.

The final piece of the definition is: “during movement.” This
simply means anything your body is doing. It can be walking,
running, throwing a baseball, or, in our world, swinging a golf
club. Swinging a golf club is “our movement” when discussing
this definition. We are now at the point to put the whole
definition together. Let us use the example of a golf swing to
create the connection we are looking for in terms of the
definition.

Balance is the ability of your body (i.e. nerves, muscles, and
skeleton) to swing a golf club effectively and efficiently on
the correct path without changing the position of your body in
such a way that it is detrimental to the swing and its outcome
(i.e. contact with the ball). Pretty simple definition when you
break it down, and from now on when your swing coach says, “You
have to stay balanced,” you know what he is talking about.

Developing Balance in Our Golf Swing

Okay, we now know the definition of balance and its relationship
to the golf swing. Now, for the second question of this article:
“how do we develop balance in relationship to our golf swing?”
This next section will answer this question for you. I would
also bet that the answer is not as obvious as it appears.

I will first say that developing balance in your swing is a
combination of a couple of factors. The first and probably most
obvious factor is mechanics. The golf swing is a biomechanical
movement that requires the body to take the club through a
specified swing path in a certain sequence and timing. The body
must learn the biomechanical movement of a golf swing to become
efficient with the movement. As your body becomes aware of the
movement, more efficient with the movement, and has a better
“feel” for the movement, the concept of balance in your swing
will improve. So the first part of developing balance in your
swing is linked to the mechanics of the swing and becoming more
efficient with these mechanics. This all funnels down to two
things: 1) proper instruction about the swing, and 2) practice.
Practice, practice, and more practice is necessary to create
better balance in your swing.

The second factor has to do with a term that many of you have
probably heard before. That term is “muscle memory.” Realize
that within your body the skeleton is controlled by your
muscles, muscles are controlled by nerves, and the nerves are
told what to do by your brain. The messages sent to your muscles
through your nerves by the brain create movement (i.e. muscles
working to make the body move). These movements can either be
efficient or inefficient. Inefficient movements by the muscular
system tend to be “sloppy” and “unrefined.” Efficient movements
are just the opposite. Efficient movements by your muscular
system are refined and technical. Improvement in balance is a
result of the latter (i.e. efficient muscular movement).
Efficient muscular movement is developed through training the
muscles and nerves of your body to become more efficient. This
is not done through typical exercises like bench press or leg
press, but through stabilization and balance exercises.

As golfers we have our priorities. Let’s get some balance in our
golf swing by training our bodies, getting proper instruction,
and certainly a lot of practice. Once we’ve got balance there,
then we’ll start talking about balancing our checkbook or
helping Washington balance the federal budget
